The Turnkey Advantage

Final Price - First meeting
At Turnkey Home, we provide a 100% fixed price upfront because we've already completed all the critical groundwork. We've factored in site costs, colour selections, rock removal, developer guidelines, council levies, NBN connections, and all other variables that can impact the final price.
This thorough preparation allows us to eliminate surprises, offering you complete transparency and ensuring your budget remains intact from start to finish.
Site start - 8-10 weeks
Because we've researched everything upfront, from site costs to council requirements, we're better prepared to get your build started quickly—often within 8-10 weeks. Our early planning means fewer delays, so you can move in sooner!
Completion 18-22 weeks*
We know how important it is to complete your home ASAP, because every extra week of construction means more interest on your mortgage. Your repayments start as soon as the land settles, and they keep adding up until the builder hands over the keys. That’s why we’re committed to fast, efficient builds, saving you time and money! *24-26 weeks for a Double storey home.

Retail Disadvantage

Final Price - 10 - 12 weeks
For a retail builder, it can take 3 to 6 months (or even longer) to move from the initial sales quote to the final price. During this time, you'll go through site assessments, tendering, engineering reports, council approvals, colour selections, and site cost evaluations. Each step can uncover additional costs, leading to price escalations of $50,000 to $100,000 or more from the original quote.
Site start - 4 - 12 months
The average time it takes a retail builder to get to site can vary widely, but it typically ranges from 4 to 12 months. This delay is often due to lengthy processes such as tendering, site assessments, permits, and selections, which must all be finalized before construction can begin.
Completion -10-14 months
The average construction time for a retail builder typically ranges from 10 to 14 months for a single-storey home, and 12 to 18 months (or more) for a double-storey home. Delays can occur due to supply chain issues, labour shortages, weather conditions, and project management inefficiencies. Additionally, variations and unexpected costs during construction can further extend the timeline.
The construction time estimates provided for retail builders are industry averages, and there may be builders who complete projects faster. Turnkey Home does not intend to discredit or undervalue the work of other builders, but rather to offer a transparent comparison to help customers make informed decisions. All information provided is for general guidance only, and individual experiences may vary based on specific circumstances and builder performance.
