Let's get Legal

Land Contracts Now it’s time for the land contracts to emerge from the ethernet—a world of conveyancers, lawyers, and big brains. But don’t stress! We’ll coordinate everything, ensuring that when the documents are ready, our in-house conveyancer will guide you every step of the way.
They’ll liaise directly with your finance broker or bank representative, making sure everything comes together seamlessly. Our goal? To keep the process easy, smooth, and as stress-free as possible, so you can focus on the exciting part—building your new home! When the time comes, you will be prompted by your Conveyancer when and how to pay your land deposit.
Building Contracts This is where things get real! We'll set up another virtual catch-up—by now, you're probably a pro at these. During this meeting, we'll take you through the building contract page by page, explaining every detail so you know exactly what you’re getting.
No surprises, no cost overruns, and nothing hidden—just clear, honest information. Make sure to set aside at least an hour for this important meeting. We're here to ensure you feel confident and in control every step of the way! Once your finance has been approved, Turnkey Home will prompt you to pay your 5% Building deposit to the builder.

Hammer Time: Let's Get Building!

Depending on when your land titles are released, you might be waiting a few months or more before it’s ready to settle. Typically, settlement occurs 14 days after the title release, and your conveyancer will coordinate everything with your lender to ensure it all happens smoothly and on time. To avoid any last-minute delays, we recommend you make sure the loan funds are ready for drawdown -this way, when the big day arrives, everything’s ready to go, and we can keep the momentum rolling! The house is paid for in five stages: your lender will release the payment at these stages: 1 - Slab. 2 - Frame stage. 3 - Lock-up stage. 4 - Fixing stage. 5 - Completion stage.
FWD - Final Working Drawings
After land settlement, your final drawings will be ready soon. We’ll guide you through them, ensuring every detail is perfect. It’s important to review thoroughly, as your home will be built exactly to these plans. With our support, you’ll feel confident and prepared for the next exciting step!.
Building Permit
Once your land has settled, we’ll obtain the settlement letter directly from your conveyancer and apply for your building permit. As soon as it’s approved, the builder will be on-site, and construction will begin before you know it!
Construction starts
Our single-storey homes are typically completed within 18–22 weeks, while double-storey homes take 26–30 weeks. While weather and other factors can affect timelines, we’re committed to handing over your home well within the contract-stipulated dates, keeping everything on track for a smooth move-in!
Building Inspections
We appoint an independent building surveyor to support you and your builder from building permits to completion. The surveyor ensures quality construction practices, manages inspections, and oversees any rectification work, keeping your build on track and maintaining high standards every step of the way.

The Big Reveal: Your New Home Awaits!

PCI - Practical Completion Inspection. About two weeks before handover, we’ll schedule the Practical Completion Inspection (PCI). By this stage, a thorough building inspection has already been completed by our independent building surveyor, and any identified issues have been rectified. During the PCI, you’ll have the opportunity to walk through your new home, ensuring everything is perfect before handover. With all the hard work done, you can focus on the exciting part—getting ready to move in!
Final Payment & Handover When construction is complete, your bank will make the final payment to the builder, and we’ll schedule your handover date. This is when the real excitement begins! Because you’ve chosen a 100% Turnkey Home, your backyard is already complete, the fencing is up, and the landscaping is done. You could fire up the BBQ and throw a party on day one—your home is truly move-in ready!
